Pre-Listing Inspection – A Proactive Approach To Selling Your Home

 When selling your home in today’s market place you need to do everything you can to get that edge, to make people want to buy your home.  Pre-Listing Home Inspections can help you to make sure that your home is in tip top shape prior to having that first offer.

This thinking reflects a sound strategy to repair only the most critical items necessary to pass home inspection muster.  The approach used in the past is to wait for an offer before a home inspector inspects a home.  Once the home inspector for the buyers get involved, though, it can open up a Pandora’s box of costs and demands.  Buyers push the envelope; sellers, sometimes panicked by a lack of other offers capitulate. 

There is a very important reason to take a proactive approach easily emulated by others who know little about the real estate sales process.  It’s important for a basic, crucial reason:  Your home inspector represents your interests, not the buyer’s.  More and more sellers are opting to have a Pre Listing home inspection. 

 Most sellers feel that it is the buyer’s responsibility to have the home inspected.  But by then it’s too late, because the buyer is in the driver’s seat in terms of repairs and, more importantly, repair costs.  It is amazing that so many people think their house is in pretty good shape, then they find all these things wrong and they wonder how this happened.

The time to spot a problem is early, before you list your home.  Only then, does the seller have a chance to shop around for the lowest price.  Sellers can also control the scope of work.  For example, a basement with evidence of moisture can open up the cash spigots for buyers to demand elaborate French drains and other water control measures.  It could just be the foundation needs to be re graded to flow water away from the foundation walls.  For a few hundred dollars the seller can solve the problem quickly.  Sometimes it’s a simple as having gutters and downspouts installed or repaired.

Roofing – Preventative Maintenance

 When reviewing the results of a home inspection, I usually discuss with my clients the importance of yearly roof maintenance.  It’s better to proactively identify and deal with potential problems before they become widespread.  In many cases, if a problem is identified early and properly repaired, the extent and cost of the repairs will be significantly less than if problems were unattended.

 I recommend that homeowners have their roofing systems inspected every year or two depending on the conditions around the home.  You can perform a preventative maintenance inspection on you own roof if you have the knowledge, ability, and follow proper safety procedures.  If you aren’t comfortably doing your own preventative maintenance inspection or being on the roof, hire a professional roofing contractor.

 A typical preventative maintenance roofing inspection usually consists of a thorough visual inspection of the roofing system and intersecting wall surfaces, as well as all protrusions, (vents, soil stack, chimney, skylight, etc.) and gutters.  It’s a good idea to take digital pictures for comparisons of any changing conditions.  Make sure you remove any debris and or other materials that are not part of the roof.  If you live in a wooded area, there may be branches of accumulated leaves that need removing.

 If there are any issues that need repair, they should be dealt wit in a timely manner to prevent any further system deterioration.  Repairs that are beyond what would be considered normal maintenance should be conducted by a licensed roofing contractor.

 Keeping up on the maintenance and condition of your roofing system will help it to last, and help you to plan for long term replacement costs.

 The home buying process may seem daunting to someone who has never purchased a home before. 5. Get Pre-approved – Before you start working with a real estate agent, consider contacting a mortgage lender to obtain a pre-approval credit decision. A loan officer will review your financial status, including your income, cash flow and credit score, to help you determine the maximum monthly housing payment for which you may be able to qualify, and, if qualified, “pre-approve” your mortgage before you’ve found a home. Armed with a credit pre-approval, you can start searching for homes with a much better idea of your price range, and in turn save time as you will know the right homes to focus on. Obtaining a pre-approval may offer more confidence and certainty to home sellers in your ability to purchase the home.

6. Don’t Be Afraid to Ask Questions – Once you’ve found your new home, the mortgage lender will help you through the details of the loan process. From application to closing, your loan officer will work through the financing process with you, just as your real estate professional should do in the home buying process. Throughout the process, read all loan documents carefully, and involve an attorney, if necessary.

7. Inspect - Before you commit to purchasing a home, don’t forget to hire a  home inspector to conduct a thorough home inspection and assessment of the property. Dryer Venting

Improper dryer venting through corrugated plastic material can result in a fire hazard in your home.  When performing a home insection it is important that the home inspector determine that the proper dryer venting has been installed.  Your dryer should be vented through the proper materials to prevent fires.  Appliance manufacturers recommend solid metal smooth bore dryer venting.  Take some time at least once a year to make sure that the venting is unobstructed and free of built up lint.
