Power Strip On A Wet Copper Line

During a recent home inspection I came across a power strip that was being used as permanent wiring.  The power strip was twist tied and duct taped to a water line supplying an external hose faucet.  The home owner was watering the lawn that day, the Air Conditioning was off and it was moderately humid.  As you can see from the picture, the water line was dripping with condensation.  Of course, it was recommended that this power strip be removed from the copper water line, and to insulate the exterior water lines to eliminate the condensation when watering the lawn.

Lower Your Home Heating Costs With A New Insulated Garage Door

At first glance, an old leaky garage door may not seem like something that would contribute to your rising home utility bills, but just might be worth thinking about.  A new, insulated garage door can reduce energy loss through the garage door by up to 71%.

An attached garage usually shares one or two common walls with your home.  Hot or cold air leaking through your garage door will affect the interior temperature of your garage, thus affecting the adjacent living areas of your home.  An insulated garage door will stabilize garage temperatures, thus reducing the effect on common garage/home walls.

A well insulated garage, with a well insulated garage door, can result in your garage being 10-20 degrees warmer that the outside temperature on a cold Rochester and Southeastern MN winter day.  That 10-20 degrees can make a big difference on the temperature of adjacent walls located above or next to the garage.

Change Your Furnace Filter Regularly

As a home inspector, I take the time to discuss the furnace filter with the new home owner during the walkthrough at their home inspection.  It is crucial that you change your furnace filter regularly to help keep the air clean in your home.  The filter in the picture above had to be at least a year old.

The filter is designed to remove the dust and particles from the air flowing in and through your home.  A clean filter will allow the air to move freely.  A dirty and clogged filter will cause the furnace fan motor to work harder to move the air.  That along with poor air exchange will cause your yearly utility bills to be higher. 

According to the company that replaced my furnace this year, the “blue, fiberglass looking” type furnace filter is the best balance for air flow and particle removal.  The 1 inch thick accordion type filters do a great job of removing particles, but can plug up rather quickly.  If air flow is restricted it will slow air movement as well as cause your furnace fan to have to work harder to move the air in your home..  Change your filter once a month to keep your furnace system running at its peak performance.

When Was The Last Time Your HVAC Was Cleaned?

It’s getting cold and you are starting to close up the house for the season.  Contaminants that are in your furnace, home, and duct work will circulate through out your home all winter long.  Your HVAC (Heating, Ventilating, Air Conditioning) system can collect molds, fungi, dust, bacteria’s, pollens, and other allergens, that can cause irritation to some or all who live in your home.  Believe it or not, the air in your home can be 2-5 times more polluted that the outdoor air according to the EPA.

Having a complete inspection, cleaning and tune up done on your HVAC system can help to clean up the air in your home.  Your system will run more efficiently, and in the end save you money on your yearly heating and cooling bills. A clean HVAC system also helps to increase air flow in your home, resulting in added comfort to you and your family.

Seal Your Home’s Windows

A yearly inspection of the windows in your home can insure that the weather stripping has not been damaged and is functioning properly.  We all know how hard the wind can blow in our Southeastern MN winters.  Cold air can enter through even the smallest of gaps.  Repair damaged weathers tripping or seal small gaps with a quality silicone sealant.  On draftier windows you may choose to seal them with shrink wrap film to help save on energy usage.

Drafts can be located on windy days by slowly moving a lit candle or butane lighter near the window.  An air leak will cause the flame to flutter and help you to locate leaks that need to be sealed.  Make sure all flammable materials are out of the way so that you don’t accidently start a fire.

Insulate Your Home

When it gets cold outside we usually grab a blanket to help stay warm.  Wrap your home in a blanket by adding insulation to areas like the attic, basement walls, and crawlspaces.  Additional insulation can help to reduce your yearly energy costs and make your home more comfortable.

You can make the biggest impact to your energy savings by adding insulation to that attic area of your home.  If you are able to access your attic, make a general inspection of your average insulation depth.  A recommended R-Value for the Rochester and Southeastern MN area is between R49 and R60 for attics.  This can mean adding anywhere from 12-24 inches of blown fiberglass insulation on top of what you may already have in your attic.

Sump Pump

Even if you are not in a flood zone, it is wise to invest in a sump pump.  Anyone remember the summer of 2007 when we had about 13 inches of rain in a day?  A lot of people in the Rochester and Southeastern MN area like to tell the home inspector that “We have never had a water problem in this basement … except that one time in 2007 when we had all that rain.”  Water damage can happen to any home without warning, ruining electronics, heirlooms, flooring and anything else you may have in your basement. 

When we have a major storm, or a heavy snow melt the ground gets saturated, and water can enter your home.  A sump pump is easy to install and helps to prevent water back up.  During the home inspection process I see a lot of homes that have sump baskets that do not have a pump installed.  In newer homes, there is typically an outlet and sometimes the discharge pipe installed, but no pump.  Typically I recommend to people that it would be a good idea to install a sump pump.

Although they cost more, a sump pump system with a battery back up provides another level of protection.  As we saw in 2007 many homes lost power, with the saturation we had, sump baskets with sump pumps backed up, but with no power, no pump.  Providing for water protection in your home is a minor investment compared the extensive damage that can occur to your property and possessions.

Does Your Home Need A New Roof?

It’s coming up on Fall, and if you need a new roof on your home, now is the time to have one installed.  Before you start, there are a few things you should know.  You need to make sure and take the entire roofing system into account and not just think about the shingles.  The best shingles out there cannot protect your home if any one of the other components of the roofing system is not working or performing properly.

What is  “Roofing System” and how do I choose the correct one for my home?

The first thing you need to know are the signs that a roof will need to be replaced.  Just like I do when performing a home inspection, you will need conduct a visual inspection of the roof and it’s components.  Do this either by walking the roof, viewing from a ladder or from the ground using binoculars of the roof is steep.  If you are not comfortable with this process, check out the Rochester and Southeastern MN yellow pages for a reputable roofing contractor.

Some signs that you may need a roof replacement include algae or moss growth on the shingles, damaged flashing around the chimney or other roof openings and vents, curling, buckling, blistering, missing shingles and or tabs, and or rotten wood on the underside of the roof as seen from the attic. 

The next step is to make sure you understand what a roofing system is so you will know what questions to ask after you have chosen a contractor.  It’s pretty easy if you think of your roof as serving three important functions.  Does it protect your home from the elements?  Is there adequate ventilation?  Does it add to the beauty of your home?

- Underlayment provides your roof protection against water seepage between the roof deck and the shingles.

- Ice and water barriers help to protect your roof’s eves and valleys from Ice, Snow, and driving rains.

- Shingles provide beauty and protect your home from the elements. 

- Hip and ridge shingles add extra protection to the ridge line of your home. 

- Gutter systems will work better if they have protection or a system in place that will prevent leaf and debris build up and clogs

- Adequate ventilations will allow your attic to breath, reducing heat and moisture build up and preventing mold growth.

- Your home’s insulation keeps the heat in and the cold out, helping to reduce energy consumption and maintain comfort.

It is best if you can choose one manufacturer for all components of your roofing system.  Manufacturers design their systems for maximum performance. 

Keep in mind that choosing the right contractor is just as important as choosing the right roofing products.  Use references from friends and co-workers, or your local building materials center.  Be sure to check out contractors’ license status before you start asking for bids.  Also remember that the lowest bid isn’t always the best deal.  You need to make sure everything you need is covered and that you are comparing apples to apples before you make a decision.
