Main water valve location and identification – For you and your family members, knowing the location of the main water valve is one of the most important things you should know.  Everyone in your home should know where the main valve is and how to shut it off in case of an emergency.  Another important point is that the valve should turn easily so that anyone could turn the water off.  During the course of my home inspections I tag the valve for easy identification. Many times people know where the valve is located but, when a water problem develops, they don’t remember which valve is the main valve. The tag will identify the valve and could save thousands in the event of a water leak.

Ice Damming Discussed at Rochester MN Home Inspection. As stated in the video, we had over 40 inches of snow here in Rochester during the month of December. Then to top it off we had above freezing weather and rain. This resulted in ice daming on most all homes in the area. Once in the home I made sure to check the exterior wall and ceiling areas for any signs of moisture. Also, I checked for proper insulation, ventilation in the attic area as well as signs of moisture. There were no issues at the time of the inspection. I explained the cause and effect of ice dams to the client and recommended that she pay close attention to the ice daming. For the future I recommended that client consider using a roof rake to keep the lower portion of the roof clear of snow. If you have had a home inspection by HomePro Home Inspections you know that when I come across flexible, corrugated dryer venting, we discuss the potential for fire hazard.  Dryer manufacturers recommend solid metal smooth bore venting to provide for better air flow.  Considering how important this subject is, the stakes involved and the frequency of dryer fires in the home, the topic deserves more attention. 

Clothes dryer fires account for nearly 16000 fires annually, with 80% of them occurring in residences, resulting in 15 deaths and 300 injuries per year.

New home trends tend to locate laundry room in more hazardous locations away from exterior walls.  Locating laundry rooms near the center of the home results in longer vent lengths.  Failure to keep these long runs clean is the leading cause for clothes dryer fires.  In addition to fires, lint build up will prolong drying times, wasting energy, and contributing to even more lint build up.

Recently I came across a new product called Lint Alert.  Lint Alert is a home safety device that measures and displays the back pressure in the dryer exhaust vent.  The back pressure in a dryer vent will increase as lint builds up and restricts the airflow.  When the backpressure increases to unsafe levels, the lint alert will alarm, letting you know that your dryer vent needs maintenance and cleaning.  You can learn more about the Lint Alert at www.lintalert.com

Rochester MN Home Inspector Shares Tips On Keeping Your Family And Home Fire Safe

Home fires are dangerous and devastating.  Each year fires cost nearly 347 billion in the United States. Costs can include medical treatment, property loss and damage, fire department costs, and lawsuits, just to name a few.  Even worse, some 3200 people, including 85 firefighters lose their lives each year.  Clearly, fire protection and prevention is essential to you and your family.

You can help to make your home safe and secure by using a few precautionary steps.  You can start by using the checklist below.

*Perform a thorough inspection of smoke detectors once a month by pressing the test button.  Change your smoke detectors batteries twice a year, when you reset the clocks for daylight savings time.  There should be one smoke detector in each bedroom, and a minimum of one detector on each level of the home.

*Put together a list of emergency fire, police and medical phone numbers and keep it near your house phone. You could also program the numbers into the cell phones of adult family members in case you have to leave the house before placing the call. Teach your children how to call for help in case of an emergency.

*Keep your house or rural fire number clear and visible from at least 20 feet away. If trees or bushes are obscuring the house or rural fire number, trim the foliage back.  It is important that emergency personnel can readily see these numbers.

*Flammable liquids should be kept away from heating sources. During many home inspections I find Paints and thinners stored in the area of the furnace and water heater. Store them in a cool location away from paper products and cloth materials. Storing flammable liquids and materials in the utility area around the furnace or water heater should be avoided.

*Although a newer concept in residential homes, consider investing in residential fire sprinklers. If your home already has them, they should be inspected by trained professionals on a regular basis.

After completing your Inspection checklist, it is important to sit down with your family and create a detailed emergency plan.  Determine at least two ways of escaping from every room in your house.  If you have upper floors to your home, you may want to consider purchasing chain link safety ladders for each bedroom.  Also, take the time to determine a safe meeting place outside of your home that everyone would go to in case of an emergency.  Have your family practice a couple of times a year and make sure that everyone has memorized how to get out of the house, and where to meet. Knowing that everyone in your home knows how to escape a fire emergency, and where to meet will help you to rest easier.

Home Inspectors Discuss Need For A New Roof

It’s coming up on Fall, and if you need a new roof on your home, now is the time to have one installed.  Before you start, there are a few things you should know.  You need to make sure and take the entire roofing system into account and not just think about the shingles.  The best shingles out there cannot protect your home if any one of the other components of the roofing system is not working or performing properly.

What is  “Roofing System” and how do I choose the correct one for my home?

The first thing you need to know are the signs that a roof will need to be replaced.  Just like I do when performing a home inspection, you will need conduct a visual inspection of the roof and it’s components.  Do this either by walking the roof, viewing from a ladder or from the ground using binoculars of the roof is steep.  If you are not comfortable with this process, check out the Rochester and Southeastern MN yellow pages for a reputable roofing contractor.

Some signs that you may need a roof replacement include algae or moss growth on the shingles, damaged flashing around the chimney or other roof openings and vents, curling, buckling, blistering, missing shingles and or tabs, and or rotten wood on the underside of the roof as seen from the attic. 

The next step is to make sure you understand what a roofing system is so you will know what questions to ask after you have chosen a contractor.  It’s pretty easy if you think of your roof as serving three important functions.  Does it protect your home from the elements?  Is there adequate ventilation?  Does it add to the beauty of your home?

- Underlayment provides your roof protection against water seepage between the roof deck and the shingles.

- Ice and water barriers help to protect your roof’s eves and valleys from Ice, Snow, and driving rains.

- Shingles provide beauty and protect your home from the elements. 

- Hip and ridge shingles add extra protection to the ridge line of your home. 

- Gutter systems will work better if they have protection or a system in place that will prevent leaf and debris build up and clogs

- Adequate ventilations will allow your attic to breath, reducing heat and moisture build up and preventing mold growth.

- Your home’s insulation keeps the heat in and the cold out, helping to reduce energy consumption and maintain comfort.

It is best if you can choose one manufacturer for all components of your roofing system.  Manufacturers design their systems for maximum performance. 

Keep in mind that choosing the right contractor is just as important as choosing the right roofing products.  Use references from friends and co-workers, or your local building materials center.  Be sure to check out contractors’ license status before you start asking for bids.  Also remember that the lowest bid isn’t always the best deal.  You need to make sure everything you need is covered and that you are comparing apples to apples before you make a decision.

Rochester MN Home Inspectors Discussion On Avoiding Home Repair Scams

Your doorbell rings and you aren’t expecting company.  You go to the door and there stands a salesman or contractor.  It’s that time of year here in the Rochester and Southeastern MN area where the roofing contractors show up after a storm, and the driveway sealers want to give you a deal  on your driveway.

Here are a few tips to avoid getting taken by a home repair scam artist.  If you haven’t called and scheduled an appointment with a contractor regarding roofing, painting or black top sealing, and you’re not interested, don’t even listen to the person at your door.  Tell them you are not interested and simply close your door.  Some of these people will try high pressure and or scare tactics to try and engage you.  These guys may offer a free inspection and report along with estimates for repairs.  Be very wary of cash payments deals, which usually means that no written contract will be offered.  Another tip off of scam artists are out of state license plates and toll free phone numbers and addresses.  Selecting a contractor for home repairs requires common sense and a little bit of homework.
