What To Expect At Your Inspection
As a homebuyer, you need to have all the facts. Your Home Inspector will spend, on average, three hours thoroughly evaluating all aspects of the home you are purchasing, from the roof to the basement, and all areas in between. HomePro Home Inspections works for you, with your interests in mind.
“First Time” home buyers are encouraged to be at the home inspection from start to finish. Your Home Inspector will take the time to educate you on all aspects of the property as he performs the inspection. This is your opportunity to ask questions and get answers.
“Veteran Home Buyers” may feel it is not as important to be present for the entire inspection process. If you wish, you can arrive a couple of hours after the inspection starts. Once the inspection is complete, the inspector will cover the home inspection findings, and do a walk through of the property with you, addressing any issues or concerns. Again, this is your opportunity to ask questions and get answers.
After we have looked over the home and addressed all of your concerns, you will be provided a fully printed copy of your inspection report, complete with pictures of the trouble areas, and a summary page. In addition, a soft copy .pdf version of the report will also be emailed directly to you within a few hours of the inspection.
Your inspection report empowers you to work with your Realtor and the home seller to negotiate any necessary repairs or costs. Most importantly, it is your best tool in protecting you against purchasing a home that requires unseen or unexpected repairs.
Although it is important that defects, needed repairs, and maintenance items be disclosed on your inspection report, it is also important that the positive aspects of the home are shared with you.
